HOME SURVEYS
Before entering into an obligation to purchase a property it is important to be fully informed as to its condition and potential for any repairs. We offer the following surveys:
LEVEL 2 HOME SURVEY
RICS Level 2 Home Survey Reports, which are in standard format. This professional advice and guidance enables a purchaser to make a reasoned and informed decision on whether to go ahead with buying a property.
These reports are typically suitable for more modern dwellings and flats, and are usually produced within five days of receiving instructions. The report can incorporate a market valuation and reinstatement valuation if required.
LEVEL 3 BUILDING SURVEY
Level 3 Building Surveys, which may be appropriate for older properties, especially where there has been neglect or where there are ominous signs to give cause for concern. We use our own bespoke style of report, which is tailored towards your requirements and the building itself.
A Level 3 Building Survey is lengthier than a Level 2 Home Survey and provides more detailed advice in connection with any repairs required to a building. A valuation may also be incorporated into the Building Survey.
SNAGGING SURVEYS
A snagging survey is designed to check for problems to a newly built or converted property. Ideally the snagging survey is complete after between building work has finished but prior to your completion date, so the developer has time to fix any snags before you move in.
